Welcome to Kuilei Place
Kuilei Place will be Mo’ili’ili’s newest high-rise project done by the Kobayashi Group. This massive 1005-unit building will generously set 60% towards HHFDC affordable housing (603 units). The remaining 40% will be sold as market units. The building will be made up of two towers, the mid-rise tower that goes up to floor 12 and the high-rise tower that will go from floors 13 to 43. There will be 1, 2, and 3-bedroom units and a handful of work-live units on the ground floor of the building that will allow owners to run a business downstairs and live upstairs. Affordable housing prices will range from $371,800 to $813,300. Market prices will range from $685,000 to $1,250,000. This will be the largest residential tower project on Oahu and will be one of the tallest buildings in Mo’ili’ili.
The building will have two main amenity areas, one on the ground floor and another on the top floor (43rd floor) of the building. The ground floor will have a quarter-mile jogging track with outdoor fitness equipment throughout, multiple gyms, playgrounds, a pool, BBQ areas, cabanas, party rooms, and even a bulk laundry room (every single unit will have its own washer/dryer. This is for bulky items). On the top floor, there will be more party rooms, a poker/mahjong room, and a movie/karaoke room.
Kuilei will have amazing unobstructed Diamond Head and Ala Wai golf course views from the high-rise tower as most of the neighborhood is comprised of small lots owned by individual owners. The high-rise tower units will also feature lanais.
Kuilei’s affordable housing units will follow HHFDC guidelines like The Central Ala Moana. The building will require all owners to meet and maintain HHFDC requirements up until closing (ending half of 2026), live in the unit for 10 years, and have shared appreciation equity. The applicants must make under 140% of the area median income and be local Hawaii Residents. The units will be spread out throughout the building and will range in size and price set by HHFDC.
